The question everyone asks first

What’s my payment?

Slide the numbers around. Defaults are set for Williamson County — a low property tax rate and a typical Middle Tennessee insurance bill — so the estimate is closer to real life than a generic calculator. Sample only: your rate, taxes and insurance will differ.

Property tax is entered as a percentage of the purchase price. Williamson County plus the City of Franklin typically works out to roughly half a percent; Davidson and Rutherford run a bit higher. Jeramy confirms the exact figure for any address.

Why the “Tennessee” part matters

Property taxes in Williamson County are among the lowest of any comparable suburb in the country, which is why a $450,000 home here can carry a smaller total payment than the same price tag in Atlanta or Chicago. Insurance and, on a new build, the HOA are the lines that surprise people — so we put them in the same box as principal and interest, where they belong.

Wait, why is my buddy’s payment in Nashville higher than mine for the same price?
Davidson County taxes run higher than Williamson’s, and his insurance quote came in different. Same loan, different county, different payment — that’s exactly why I use the real numbers for the actual address before you offer.
