Eight phases, one team, no surprises.
Here’s the whole thing, in order, with who on the team owns each step. Most existing-home purchases run 30–45 days from accepted offer; new construction follows the builder’s schedule.
1. The conversation
A text or a call. Where you are, what you want, what you’re worried about. You leave with a plan and a document list.
2. Pre-approval
Application through Fairway’s secure portal, credit pulled, income and assets verified. A real pre-approval letter — the kind Franklin listing agents respect.
3. House hunting
Updated letters for each offer, payment breakdowns on any listing, and the THDA or builder math worked out before you write.
4. Offer accepted
Rate strategy locked in, timeline mapped with your agent and title company, appraisal ordered. You get a calendar, not a mystery.
5. Processing & appraisal
Documents collected and organized, appraisal and title reviewed. Anything missing gets one clear ask — not five.
6. Underwriting
The file is reviewed and conditions come back. We clear them fast because the file was built the way underwriting reads it.
7. Clear to close
Final numbers reviewed with you line by line. Closing scheduled, wire instructions verified by phone (never just email).
8. Closing day
Sign, fund, keys. Then the relationship continues — rate checks, refinance math, the next move.
Communication
You’ll never wonder where your loan is.
Every milestone triggers an update — text, call or email, whichever you told us you prefer. Your agent gets the same update so nobody is relaying secondhand information. Reviews from Spring Hill to Phoenix say the same thing: the communication is the difference.
